How soon can I expect delivery of my new home?
There are many variables that determine the time to have a home ready for delivery. If the home is built on a finished lot equipped with water and sewer, and the plans are finalized, the construction can be completed in three to four months. The time could take up to six months if plans need to be finalized and a well and septic are required.
What is the price per square foot for a new home?
Without knowing the specific details of a home it is not possible to give a dollars per square foot price. The price for a nicely finished 4-bedroom home is normally in the $130 per square foot range with extra costs for well, septic, and upgrade features.
What is the price range of homes built by J. Rowley Homes, Inc.?
J. Rowley Homes, Inc. has constructed single family homes in the $330,000 to $950,000 range. The cost for your home will be based on location, the size of the house, and the features you select.
What warranties are offered with a new home?
All J. Rowley Homes, Inc. homes are fully guaranteed for defects in workmanship for one year following your purchase. - There will be joint inspections with the homeowner and James Rowley to review concerns that the owner may have.

How do I find and select plans for a new home?
J. Rowley Homes, Inc. has a wide variety of home plans that we can review with the client. We can also direct you to other sources for home building plans.
I have a building lot. Will J. Rowley Homes, Inc. construct a home on my lot?
Yes. J. Rowley Homes, Inc. will be pleased to build a home on your building lot. Prior to contracting, we will review the lot with you and point out potential opportunities and possible problems. J. Rowley Homes, Inc. can also arrange creative financing to meet your requirements. There are ways to combine the construction loan with the mortgage to save the homeowner a significant amount of money.
I have a real estate agent. Will J. Rowley Homes, Inc. work with me and my agent?
J. Rowley Homes, Inc. has worked with many of the large real estate firms in Loudoun County. We enjoy an excellent working relationship.
If I have a plan that I like, will J. Rowley Homes, Inc. help me design modifications?
Yes, although the client is cautioned that extensive changes to existing plans is time consuming and expensive.
What is the process for construction?
- First there will be agreement between the client and J. Rowley Homes, Inc. on the house specifications, price, and schedule.- For appliances, electrical fixtures and some other areas, the client may opt to have an allowance for the items with the option to spend more or less based on the fixtures actually selected.
- During the building process, the client may want to make some minor changes. For example, having a door located in a place different than the location in the house specifications. When there is agreement between J. Rowley Homes, Inc. and the client on the change, an official change notice will be issued highlighting the change and the cost impact.
- J. Rowley Homes, Inc. will provide guidance and counsel throughout the entire process.
